Fort Lauderdale, FL · Data as of October 14, 2026

Fort Lauderdale Housing Market

As of October 14, 2026, 2,330 homes, condos and townhomes are for sale in the city of Fort Lauderdale. Another 3,574 sold over the past 12 months, at an estimated median of about $552,000, up roughly 8% from the year before. That works out to 7.8 months of supply, which leans toward buyers. But that one number hides very different markets: condos and houses, and a $500K home and a $3M home, are not behaving alike.

The read

What the numbers say

Overall, buyers have room. With 2,330 listings and about 298 closings a month, there are 7.8 months of inventory. Over the last 90 days closings ran closer to 277 a month, which stretches that to roughly 8.4 months. A common rule of thumb treats under about 4 months as a seller's market and over about 6 as a buyer's market.

Prices have not fallen, though. The estimated median sold price is up about 8% on the prior 12 months and closed sales are up 5.5%. Prices are still rising with this much inventory on the market, so the headline supply number should not be read as a price drop.

What matters is which part of the market you are in. The next three sections break it out.

By property type

Condos have the surplus. Houses are close to balanced.

Single-family homes821 for sale · 1,748 sold in 12 months

Townhomes171 for sale · 299 sold in 12 months

Condos1,338 for sale · 1,527 sold in 12 months
10.5 mo

Months of supply. Under about 4 favors sellers, over about 6 favors buyers.

Condos are where the extra inventory sits: 10.5 months of supply against 5.6 for single-family homes. Condo buyers have far more choice and more room to negotiate, and condo sellers face the most competition. If you are buying a condo, the price is only part of the decision. The building's reserves, special assessments and insurance costs can move your monthly cost more than a price cut does.

Months of supply. Sold counts are for the last 12 months, grouped by sold price; for-sale counts are grouped by asking price, so bands are approximate near their edges.

The $400K to $600K range is the closest to balanced at 6.3 months. Supply gets longer as prices climb. At $2.5 million and up there are about 16 months of inventory: 406 listings against 303 closings in the past year. Sellers at the top are competing with a lot of other listings, and that is where buyers have the most room to negotiate.

Plain answers

Fort Lauderdale housing market questions

Is Fort Lauderdale a buyer's or seller's market right now?

Overall it leans toward buyers: 2,330 homes for sale and a sales pace of about 298 a month gives 7.8 months of supply as of October 14, 2026. That average covers very different markets. Single-family homes sit at 5.6 months, close to balanced. Condos are at 10.5 months, which is a clear buyer's market. Homes priced at $2.5 million and up are at about 16 months.

What is the median home price in Fort Lauderdale?

The estimated median sold price over the last 12 months is about $552,000. The estimated median asking price on homes listed today is about $670,000. They differ because they measure different things: what is listed today versus what actually closed over a year. Don't expect them to match.

Are Fort Lauderdale home prices going up or down?

Up, on both measures I track here. The estimated median sold price is up about 8% from the prior 12 months, and the average sold price per square foot is up about 4%. Both are estimates, and a citywide number says little about one street or one building. If you want comps for a specific address, ask me and I will pull them.

How many homes are for sale in Fort Lauderdale?

As of October 14, 2026: 2,330 in total. That is 821 single-family homes, 1,338 condos and 171 townhomes. Homes under contract are not counted.

Where is Fort Lauderdale most competitive?

By supply, ZIP code 33312 (Riverland, Lauderdale Isles) is the tightest of the seven I looked at, at 4.8 months. By price, the $400K to $600K range is the closest to balanced at 6.3 months. Buyers in those segments should expect less room to negotiate than buyers of condos or of homes above $1.5 million.

Methodology. Source: MLS listing data on this site as of October 14, 2026. Scope: city of Fort Lauderdale; single-family homes, condos and townhomes. "For sale" means active listings; homes under contract are excluded. "Sold" means closed in the 12 months before the date above; the prior-year comparison uses the 12 months before that. Months of supply = homes for sale divided by (closed sales in 12 months divided by 12). Median sold price, median asking price and the year-over-year change are estimated from the price distribution of closed sales and active listings, not calculated from every individual record. Average price per square foot is a simple average. These figures are a dated snapshot, deemed reliable but not guaranteed, and are not an appraisal of any property.
