The Development

A historic site, an early-stage plan

The Hollywood Beach Resort was built in 1925 by the city's founder, Joseph W. Young, and has sat on 4.5 oceanfront acres at 101 N Ocean Drive ever since. Related Group (Jorge Pérez) and BH Group (Isaac Toledano) — the same partnership behind One Hollywood Residences and Icon Beach Waterfront Residences elsewhere in Hollywood — acquired the site from Chetrit Group for a reported $100 million, with Terra (David Martin) reportedly in talks to join as a third partner.

In June 2026, the city commission affirmed the site's vesting rights, a procedural step needed before the property can be platted for redevelopment. The city has approved 398 residential units in principle, but no site plan, architectural renderings, unit mix, or pricing have been made public. This is meaningfully earlier-stage than any other project covered on this site — there is no sales office and nothing to reserve yet.
