One Hollywood Residences is a 39-story, 248-unit tower planned directly on Hollywood Beach at 315 S Ocean Drive, from the Related Group and BH Group partnership — the same team behind Icon Beach Waterfront Residences and the proposed Hollywood Beach Resort redevelopment a few blocks north. Arquitectonica is the architect. Units run from 517 to 1,425 sq ft (studios through 3-bedroom) with 9.5–12 ft ceilings and floor-to-ceiling glass.
Developer materials describe a staged deposit structure — 10% at reservation, 10% at contract, 10% at groundbreaking, 10% at top-off, and 60% at closing — with construction anticipated to begin in 2025 and completion targeted for 2028.
