Why every branded developer showed up at once
For thirty years Pompano Beach was the stretch you drove through between Fort Lauderdale and Boca. What changed is supply: Fort Lauderdale beachfront ran out of developable oceanfront parcels, Miami Beach and Palm Beach priced past what most buyers will pay per square foot, and Pompano still had assembled land directly on the sand. The city then put more than $50 million into the pier, the promenade and the public beach infrastructure, which is the part developers were waiting on.
The Related Group alone has committed roughly $2.5 billion here across Solemar, Casamar, the Waldorf Astoria Residences and a planned W. That is not a bet on a single building; that is a bet on the zip code. The practical consequence for a buyer is that you are choosing between more genuinely new oceanfront product in Pompano right now than in any comparable Florida beach town — at a price per square foot still meaningfully below the equivalent Miami Beach or Palm Beach address.
