Where This Stands

This is a proposal, not an active pre-sale

I want to be direct about this one: La Plage is earlier-stage than the other Pompano Beach projects on my site. As of the most recent reporting I have, Pompano Beach’s Development Review Committee had only just considered the rezoning and land-use amendment the site needs, and the developer had not yet submitted official site plans. There is no confirmed price sheet, no confirmed delivery date, and no guarantee the project is built as currently described — or built at all.

I am tracking it because the site and the developer’s stated plans are real, and because Pompano’s oceanfront pipeline has a strong track record of projects like this moving from proposal to construction. If you want to be an early conversation rather than a late one, I can keep you posted as approvals move — but I am not going to sell you certainty this project doesn’t have yet.

The Proposal

What’s planned

The proposal would replace two older low-rise buildings on the site — the seven-unit Brig O’Doon Condominium, built in 1951, and a 1953 duplex — with a 15-story, 59-unit oceanfront tower. Arquitectonica is the architect and KEITH is the civil engineer. The plan as submitted includes an oceanfront pool, underground parking, ground-floor commercial space, and sea turtle-protective exterior lighting, consistent with Broward County’s coastal lighting rules.

North Ocean Boulevard

The site sits on the same North Ocean Boulevard corridor that has drawn Ritz-Carlton, Waldorf Astoria, Armani/Casa and a W-branded project. Pompano Beach now has more oceanfront condominium activity underway or proposed than any other beach town in Florida, and this site would add to that pipeline if it clears approval.
