300 NE 3rd Avenue Unit 301n, Fort Lauderdale
Ombelle is the biggest residential swing downtown Fort Lauderdale has seen — two sculptural 44-story towers at 300 NE 3rd Avenue in Flagler Village, designed inside and out by ODA New York, with 754 residences and over 100,000 square feet of private amenities connecting them. It's also home to the first Equinox in Fort Lauderdale, a 35,000 SF club with a full-service spa, and every resident gets a complimentary founding membership.
Two things make Ombelle stand out from the other towers going up: every residence comes fully finished and furnished — genuinely turnkey — and pricing starts in the $400s, a fraction of what comparable finishes cost on the oceanfront. That combination is why it's drawing both first-time downtown buyers and investors.
The Residences
Studios (from 465 SF) through 4-bedroom homes (up to 2,618 SF), plus 3- and 4-bedroom penthouses — all delivered fully finished and furnished with ODA-designed interiors. Standard across the board:
- The space: 10-foot ceilings, frameless glass terraces, and a choice of European oak or porcelain flooring throughout.
- Kitchens: ODA custom design with European oak cabinetry, honed Calacatta porcelain counters and backsplash, and an integrated Smeg package — induction cooktop, convection oven, microwave, and dishwasher.
- Baths: Floor-to-ceiling Moruzzi Italian porcelain, custom vanities with natural stone tops, walk-in showers; select residences get double vanities, Toto water closets, and an oversized soaking tub along the window wall.
- Tech: Smart home controls, an integrated speaker system, and biometric elevator access.

The Amenities
The 100,000 SF amenity program is organized into four zones:
- The Square (ground level): A public plaza with a signature restaurant by a celebrated chef, cocktail bar, seasonal market, boutiques, salon, and laundry/dry cleaning — plus the Equinox.
- The Commons: A 15,000 SF lobby leading to two indoor pickleball courts, a golf simulator, gaming lounge, screening room, private dining room with chef's kitchen, a business center with podcast recording rooms, a makers' studio, music rehearsal studio, library, children's playroom, and a dog run with pet spa.
- The Sky Deck (10th floor): The breezeway connecting the two towers — sunrise and sunset pools with a poolside bar, private cabanas, a summer-kitchen sunset lounge, open-air yoga lawn, Zen garden, and a mini-golf course.
- The Sanctuary: A 5,725 SF fitness center with yoga, Pilates, and boxing areas, plus a spa with two treatment rooms, steam room, sauna, experiential shower, and a private terrace with an outdoor sauna and two cold plunge pools.

The Location
Flagler Village is downtown's arts district — galleries, monthly art walks, breweries, and restaurants at street level, with the Brightline station a short walk away for quick trips to Miami, West Palm, or Orlando. Residents also get complimentary Circuit rides within a 5-mile radius, and the beach and Las Olas are minutes away.

Before you sign anything: Ombelle uses a staged deposit schedule (5% at contract, building to 30% before closing), and like any phased two-tower project, the offering documents spell out important details about how the phases work. This is exactly the kind of contract I review with buyers line by line — it's developer paperwork, written by developer attorneys.

Contact me before you visit the sales gallery, I can set up a private tour and make sure you have your own representation, not the developer’s. I'll walk you through current pricing, the best lines and exposures, and how Ombelle stacks up against Viceroy and the other downtown towers.
