Fort Lauderdale Beach is the city's oceanfront heart: the stretch of A1A between the Atlantic and the Intracoastal Waterway, from Bahia Mar and Las Olas Beach north toward Sunrise Boulevard. Almost everything for sale here is a condo, from small mid-century buildings on Birch Road and Bayshore Drive to full-service oceanfront towers with hotel-style amenities.
Daily life is walkable. The beachfront promenade and its wave wall run along A1A, with restaurants, cafes and shops across the street, and Las Olas Boulevard and downtown are a short drive or water taxi ride away. Bahia Mar hosts the Fort Lauderdale International Boat Show every fall, and many buildings on the Intracoastal side have their own docks. Owners range from full-time residents to seasonal snowbirds and investors, so check each building's rental rules before you buy.
At the top of the market are newer luxury towers such as the Four Seasons, the Ritz-Carlton Residences, Paramount, Selene Oceanfront Residences and Las Olas Beach Club, where full-floor and penthouse residences list in the multi-millions. Buildings like Q Club Resort and Residences and a range of smaller, older condos on the side streets offer a more affordable way to live steps from the sand. For more options, compare all Fort Lauderdale condos, downtown condos and Galt Ocean Mile to the north.
As of late October 2026, about 250 condos and homes are listed for sale in this area, priced from about $175,000 to $15 million, with an average near $1.75 million and about $900 per square foot. See current trends in the Fort Lauderdale market report.
Before you write an offer, review the building's milestone inspection, reserve study and any planned special assessments, along with insurance, flood zone and rental restrictions. Florida's newer condo rules and recent lending changes can affect both price and financing; read what the reserve study means for your offer and the new condo lending rules, or start with the buyer's guide.
