Fort Lauderdale is the largest city in Broward County, with about 183,000 residents at the 2020 census, and its inland waterways (the city is known as the "Venice of America") are a big part of why the market is so varied. One search can turn up a high-rise condo on the beach, a canal-front house with room for a boat, a new townhome near downtown, and a 1950s ranch on a quiet inland street.
As of late October 2026, about 2,800 properties are listed for sale in Fort Lauderdale: roughly 1,370 condos, 840 single-family homes and 185 townhomes, plus land and multi-unit properties. About 1,000 of the listings are on the water. Prices cover an unusually wide range: condos start under $100,000 and run past $20 million, townhomes run from roughly $225,000 to $4.3 million, and single-family homes start around $125,000 with luxury waterfront estates far above that. Because a few ultra-luxury listings skew any "average", I have left averages out; the fastest way to see what your budget buys is to browse by price range below.
Oceanfront and Intracoastal condos. Along the beach and the waterway, from long-established buildings on A1A and Galt Ocean Drive to newer oceanfront towers such as Las Olas Beach Club and Selene Oceanfront Residences.
Downtown and Las Olas. High-rise living within walking distance of Las Olas Boulevard and the New River.
Single-family neighborhoods. Coral Ridge, Las Olas Isles, Progresso and Coral Shores for waterfront and in-town houses, and areas like River Gardens, Liberty Park and Lauderwood for entry-level prices.
New construction. Several new townhome and house projects are listed this year, including Eight Park, near downtown. See also our new construction page.
