Rio Vista is one of Fort Lauderdale's oldest and most established neighborhoods, set just across the New River from downtown. According to the City of Fort Lauderdale, it runs from Federal Highway (US-1) on the west to the Intracoastal Waterway on the east, and from the New River on the north to SE 12th Street on the south, next to Harbordale and Lauderdale Harbours.
The area was platted in 1916 by pioneer developer Mary Brickell and later developed by C.J. Hector as "River View," and its eastern edge was shaped by dredging that created the finger isles along the Intracoastal. Today Rio Vista is known for its canopy of mature trees, a mix of 1920s through mid-century homes and new modern houses, and some of the city's finest waterfront estates on the Rio Vista Isles. Las Olas Boulevard, downtown and the beach are all within a few minutes.
As of late October 2026, about 30 homes are listed for sale in Rio Vista, from roughly $1 million to $35 million. Most fall between about $3 million and $7 million, much of it new construction, while Intracoastal estates on SE 7th Street on the Rio Vista Isles list from about $26 million. Some older homes are part of the city's historic resources survey, so check for any review requirements before planning major changes. For waterfront homes, look at dock depth, the route to the ocean, seawall condition, flood zone and insurance; see what ocean access really means. School assignments depend on the address, so check the Broward County Public Schools boundary locator.
