Fort Lauderdale is built around the water. Hundreds of miles of canals, the New River and the Intracoastal Waterway connect thousands of homes to the Atlantic, which is why the city is called the yachting capital of the world. The homes on this page are listed in the MLS as having ocean access: you can keep a boat at your own dock and reach the ocean by water.
Not all ocean access is equal, and the differences drive price. Before you fall in love with a house, find out:
East of Federal Highway, Intracoastal neighborhoods such as Las Olas Isles, Harbor Beach, Rio Vista, Coral Ridge and Bay Colony offer deep water and short runs to the ocean, with prices to match. To the southwest, canal communities such as Lauderdale Isles, Riverland and Chula Vista offer ocean access at a much lower price point, though some routes include fixed bridges that limit boat height. Tarpon River and the New River neighborhoods sit in between, close to downtown. Prefer a condo with a slip? See Fort Lauderdale Beach.
As of late October 2026, about 200 ocean access homes are listed for sale in Fort Lauderdale, from roughly $600,000 for a canal home to $100 million for a new estate on the Intracoastal. About 75 are priced under $3 million. See recent record sales in the 5 highest-priced Fort Lauderdale sales and current trends in the Fort Lauderdale market report.
On a waterfront home, add a seawall and dock inspection to your standard inspection, check the flood zone and elevation, and get insurance quotes early. Ask whether any seawall work has been required by the city. The buyer's guide walks through the full process. Own a waterfront home? Get a home value estimate or call (954) 982-8180.
